The new TDR commercial and distribution centre in Osijek is located in the service and warehouse zone on the main road approaching the city from the southwest direction of \akovo (and Zagreb). It lies south of the southern ring-road, its present urban boundary, only 3 km as the crow flies from the town centre. Unfortunately, only the secondary roads and the division of this area into lots 100 x 50 m have been planned at the level of urban regulation. Thus, an “individual business area” similar to the concept of an “individual housing area” was planned. The result of this fictitiously planned development has had a devastating impact: resulting in an anarchic quality and the lack of any integral approach to the development of the area.
