The site is located on a slightly sloping, almost flat terrain and is positioned in the southwest to northeast direction. The zoning plan for the Smiljevac area is already in effect and the design of the building respected the conditions set by the plan.
The plan proposed the construction of a housing building comprising B+GF-4, i.e. GF+5 in the southern part of the lot as laid down by the Smiljevac development plan. The programme and the project parameters set by the Ministry for Public Works and Construction planned to build 46 dwellings and 730 m2 of commercial premises located on the ground floor, with two-way orientation - onto the internal street and the parking lot.
