Karakteristično je za cjelokupno područje BTC-a da se naglo razvilo, bez sudjelovanja struke, takoreći samo od sebe i da je postalo pravi "grad u malom". Veliko područje skladišta je već imalo svoj vlastiti urbanizam i vlastite servisne ulice. Većina današnjih trgovačkih objekata je nastala iz tih starih skladišta. Novih je parcela bilo malo, a i novogradnje unutar tog područja su bile rijetke. Kreativnost arhitekata se, što je na svoj način i logično, reducirala tek na oblikovanje i dekoriranje fasadnog plašta.

What is characteristic for the whole area of BTC is its sudden growth, with no participation from the architectural profession, which occurred so to speak of its own accord, springing into a veritable "city within a city". The large area of warehouses already had its own urban structure and its own delivery streets. The majority of today’s shopping buildings sprang from these old warehouses. New plots were scarce, and new construction within the area was rare as well. The creativity of architects was logically reduced to shaping and decorating façade shells.
